Exciting New Community Coming to Kill Devil Hills!

Exciting New Community Coming to Kill Devil Hills!

Hey there, folks! Great news for anyone looking to settle down in the beautiful Outer Banks. A new master-planned community is making waves, and it’s called Water Oak! This community, developed by SAGA Realty and Construction, is located right in the charming Kill Devil Hills, snugly nestled between Kitty Hawk Bay and the famous Wright Brothers Memorial. It’s a stone’s throw from National Park land, meaning you’ll be surrounded by nature’s beauty.

Nature Lovers Rejoice!

What sets Water Oak apart from other communities in the area is its thoughtful approach to preserving the natural environment. SAGA has managed to design this community with 70 homesites that fit seamlessly among stunning live oaks and lush maritime forests. And what’s really cool? In many cases, homesites are located in an X flood zone, which is reassuring for future residents.

According to Sumit Gupta, the CEO of SAGA, one of the biggest challenges when developing properties in the Outer Banks is dealing with the land and its trees. “So often on the Outer Banks, you have to lose some of the best trees on the lot to allow for installation of septic systems,” he explained. “We knew we would have second homeowners and year-round residents, so we wanted to see if we could find a way around that.”

Thanks to multiple meetings with the local planning committee and some serious upfront investment, SAGA has connected to a central sewer system. This brilliant move allows for preserving many of those majestic live oaks while still leaving enough space for a modest private pool on most lots. How fantastic is that?

Distinctive Homes with a Touch of Style

One of the standout features of this new development is the model home known as the Altair. This mid-century style home was so loved that it snagged the People’s Choice Award at last year’s Parade of Homes! If that doesn’t tell you about the quality and aesthetic charm of these homes, we don’t know what will.

Outdoor Activities Galore!

For everyone who cherishes outdoor activities, Water Oak will not disappoint. The master plan includes beautifully curated green spaces and a nature walk leading to a private community pier. And if you’re into kayaking, you’re in luck! There’s a dedicated launch area on the sound, complete with a charming gazebo for those relaxing afternoons by the water. Imagine the priceless moments you could have there with friends and family!

As the community continues to develop, more opportunities for both future homeowners and outdoor enthusiasts are expected. Plus, being in such close proximity to the rich outdoor activities and attractions of the Outer Banks means there’s always something fun to do.

Water Oak is shaping up to be a community that truly embodies the spirit of the Outer Banks—natural beauty, a touch of adventure, and a welcoming environment that’s perfect for both year-round residents and vacationers alike. Get ready to set down roots in Kill Devil Hills!
