Moorhead’s Skyline Is Transforming with New Developments
Moorhead is buzzing with excitement as the skyline begins to transform with the rise of the new 650 Block project, one of the first buildings to hit the skyline in the heart of downtown. Located at the corner of Center Avenue and Seventh Street, construction crews are busy installing prefabricated concrete slabs, marking a significant milestone for the city’s redevelopment efforts.
What’s in Store for the 650 Block?
The 650 Block will be a mixed-use building that features businesses on the first floor, while apartments will reside on the upper floors. Developer Kevin Bartram has been overseeing the construction, which he notes has been progressing well so far. However, as is often the case with downtown projects, surprises are part of the process. “We ran into some old foundations and pipes underground, but nothing we weren’t expecting,” Bartram explains. “You never really know exactly what you’re going to find when digging into a site with such a rich history.”
A Bigger Picture
This new building is just the first step in a larger initiative aimed at redeveloping downtown Moorhead, stretching over an impressive nine city blocks that will include additional apartments, commercial spaces, and much-needed parking. Meanwhile, ongoing projects close-by include the paving of a new street and the construction of a public library and community center, which will serve as valuable resources for locals.
Building Structure and Features
The precast concrete currently being installed will form a first-floor parking structure, commercial spaces, as well as vital stair and elevator towers. Above this concrete base, three stories of wood framing are set to rise, allowing for two distinct wings of apartments. One wing will offer stunning views overlooking Center Avenue to the south, while the other will provide a picturesque view of the Red River to the north.
Interestingly, one of the last remaining businesses in the Moorhead Center Mall, Downtown Chiropractic, has also signed on as a tenant for the new 650 Block building. Bartram plans to complete construction by early fall 2025, making it a pivotal part of downtown’s rejuvenation.
Progress on Surrounding Infrastructure
Just west of the new building, significant roadwork is also taking place with crews wrapping up a section of the area’s first new road. City Engineer Tom Trowbridge shares, “We’re fortunate to be able to keep working right now, especially when winter can bring everything to a halt.” The new Sixth Street is being developed to ensure safe access to the 650 Block’s parking area and should be open by the end of the week of November 18.
Changes in the Community
As developments continue, businesses in the Moorhead Center Mall are adapting. Many services had to relocate due to ongoing renovations, including the Clay County Department of Motor Vehicles, which recently moved to a new building on 15th Avenue North. Meanwhile, several businesses, including Sharon’s Hair and Massage and Moorhead Vision Associates, are still holding strong in the mall, although Moorhead Vision Associates is set to build a new facility in the Azool shopping area.
Looking Ahead
The next phase of demolition in the mall area could begin as soon as late winter or early spring of next year. Derrick LaPoint, president and CEO of Downtown Moorhead Inc., expressed excitement about further developments: “We’re hoping to see the next phase of demolition soon, which will clear the way for additional infrastructure improvements and opportunities for new development.”
New Library and Community Center on the Horizon
At the site for the new public library and community center, work is actively progressing. Crews from McGough Construction have been busy placing precast concrete beams and columns, as well as laying down hollow slabs to make up the ground floor. With winter approaching, they’re preparing to continue with structural work that is expected to last through early February. This much-anticipated community hub is expected to welcome visitors in spring 2026.
